What We Do

Floor Levelling & Substrate Preparation for Commercial Projects

Floortek delivers floor levelling and substrate preparation for commercial construction projects across South Australia. We prepare concrete substrates to specified tolerances — removing high spots, filling voids and applying self-levelling compounds — so that subsequent floor finishes go down right the first time.

We work directly with builders, project managers and head contractors. Our crews operate to programme and coordinate directly with follow-on trades. No re-levelling, no delays.

What We Deliver

  • Laser level survey & tolerance report
  • Diamond grinding of high spots
  • Void filling & crack repair
  • Self-levelling compound application
  • Pre-tile, pre-carpet, pre-vinyl preparation
  • 12+ month workmanship warranty

How It Works

Our Process

01

Laser Level Survey

We establish existing floor levels across the entire area to identify highs, lows and the compound volume required.

02

Grinding of High Spots

Diamond grinding removes high spots and laitance to bring the substrate within tolerance before levelling compound is applied.

03

Void Filling & Crack Repair

All voids, cracks and delaminated areas are repaired to ensure a sound substrate for the levelling compound.

04

Primer Application

Substrate primer is applied to control absorption and ensure adhesion of the self-levelling compound.

05

Self-Levelling Compound Pour

The compound is mixed and poured to the specified depth, self-levelling across the floor under gravity.

06

Final Level Check & Handover

We survey the finished floor and provide a tolerance sign-off for the follow-on trade or building certifier.

Frequently Asked Questions

What is self-levelling compound and when is it required?+

Self-levelling compound (SLC) is a cementitious or polymer-modified topping poured over a prepared substrate to create a flat, smooth surface within tolerance. It is required when existing concrete is out of level, when surface irregularities are present, or when a floor covering — tiles, vinyl, timber, or rubber — requires a flatter substrate than the existing slab provides. It is also used to restore level after old adhesive removal or failed coating remediation.

What flatness tolerance can be achieved?+

Properly installed SLC achieves ±2–3mm over 3 metres, meeting substrate tolerance requirements for most commercial floor coverings. For higher-precision applications — raised access flooring, large-format porcelain tiles, sports surfaces — tighter tolerances are achievable with appropriate product selection and placement technique.

How quickly can trades return after a self-levelling pour?+

Most commercial self-levelling compounds are foot-traffic ready within 2–4 hours of pour, depending on product, depth, and ambient conditions. Covering trades — tilers, flooring installers, carpet layers — typically return the following day. Product-specific return times are confirmed during the pre-pour planning stage.

Does floor levelling require surface preparation before pouring?+

Yes — all substrate must be clean, sound, and correctly primed before SLC is applied. Depending on the substrate condition, preparation involves diamond grinding, shot blasting, or scarifying to achieve the required surface profile and open the substrate for primer penetration. The primer controls absorption and is critical to adhesion and preventing delamination. Floortek prepares, primes, and pours as a complete package.
