Kodo is one of Adelaide’s most striking residential towers — a 30-storey development by Flagship Property Holdings delivering 208 apartments across one, two, and three-bedroom configurations, complete with ground floor retail, commercial tenancies, and a sky garden with panoramic views of the Adelaide Hills, beach, and city skyline. Located adjacent to Victoria Square and the Adelaide Central Market on Angas Street, the building was designed by Woods Bagot and delivered by BESIX Watpac under a Design and Construct contract.

Floortek was engaged by BESIX Watpac to complete floor levelling works across the residential floors of the tower. The scope involved concrete grinding and the installation of cementitious levelling compounds to bring floor substrates to the tolerances specified for the timber floor covering installers.

On a high-rise residential project, floor levelling is a critical pre-trade scope. Tolerances left uncorrected at this stage create costly problems for timber floor installers — including squeaks, movement, and finish inconsistencies. Floortek’s ability to sequence works efficiently across multiple levels ensured the timber flooring trade could proceed on program.
