88 O’Connell Street is a landmark mixed-use development in North Adelaide, comprising three mid-rise towers containing residential apartments, commercial suites, and ground-level retail and food & beverage. Designed by Woods Bagot, the project transformed the long-dormant former Le Cornu site and sets a new benchmark for mixed-use typologies in South Australia.
Floortek was engaged by Tandem Building Group to complete floor levelling works across multiple levels of the development. The scope included concrete grinding to the existing substrates and installation of cementitious levelling compounds, bringing floor levels to the tolerances required for the incoming timber flooring and vinyl flooring installers.

Floor levelling is a critical pre-trade scope on commercial fitout projects — tolerances left uncorrected at this stage create costly problems for floor covering contractors. Floortek’s experience across large commercial programs allowed the team to complete the scope efficiently within Tandem’s construction program.
